In Mount Airy, Main Street Isn't Just a Street. It's a County Line.

September 24, 2026

A 2023 feature on the town put it plainly: "the Frederick-Carroll County line bisects the town and determines where children attend school." That line runs straight down Main Street, and it does more than mark a spot on a map. It quietly splits the tax bill, the school assignment, and even the assessment schedule for homes that share a ZIP code, a grocery store, and a town hall.

If you've been comparing Mount Airy's median price against Frederick or Damascus, you've been looking at one number that actually represents two different tax systems stitched together. That distinction rarely shows up in a listing description, and it's exactly the kind of detail worth sorting out before you write an offer.

A Boundary Older Than the Houses

When Carroll County set its permanent boundary in 1837, the line landed on top of Parr's Ridge, right where Mount Airy's Main Street sits today. The road, now marked as Maryland Route 808, runs northeast to southwest along that ridge at an elevation between 800 and 850 feet. Everything east of it drains toward the Patapsco River and Baltimore Harbor. Everything west drains toward the Monocacy and eventually the Potomac.

The town has stayed split between Carroll and Frederick counties ever since, and the geography compounds the point about a mile south of downtown, where Carroll, Frederick, Howard, and Montgomery counties all meet at a single spot. Most of the residential core you'll actually be shopping in, though, comes down to the Frederick side or the Carroll side of that one street.

What Crossing the Street Actually Costs

There is no single "Mount Airy tax rate." What you pay is a stack: a state rate, a county rate, and a flat municipal rate the Town Council sets on its own.

That municipal layer just moved. The Town Council raised its real property tax rate 18% for fiscal year 2025, from $0.1662 to $0.1962 per $100 of assessed value, specifically to help fund a new police station planned on Center Street. According to the town's own financial statements, that rate held flat for fiscal year 2026. This piece applies the same way no matter which side of Main Street you're on.

The county piece is where it gets less predictable. Frederick County's countywide effective property tax rate tracks close to the state average, and Carroll County's countywide average has historically run a touch lower. That's the assumption most buyers carry in: Carroll is the cheaper side. But property tax data specific to Mount Airy tells a different story. Tracking platforms that calculate effective rates parcel by parcel put the Carroll County side of Mount Airy meaningfully above Carroll's own countywide average, and above what the Frederick side of the same town is paying. The county's general reputation doesn't hold once you're standing inside this particular town.

The takeaway isn't which side is cheaper. It's that you can't infer the number from the county name. Ask for the actual current-year tax bill on any listing you're serious about, not an estimate built off a county average.

A School Line Follows the Same Street

The same boundary that splits your tax bill splits your child's school assignment, and the two sides don't share a single building.

Side of Main Street Elementary Middle High School
Frederick County Twin Ridge Elementary Windsor Knolls Middle Linganore High
Carroll County Mount Airy Elementary Mount Airy Middle South Carroll High

This is a factual assignment split, not a ranking. Boundary maps can shift, so if a specific school matters to your decision, verify the assignment against the county boundary map for the exact parcel rather than the town name on the listing.

The Portal Blind Spot

Most home search tools let you narrow results by county, and that filter turns into a trap in Mount Airy. Type "Frederick County" into a search and you'll miss every listing recorded on the Carroll side of Main Street, even though it's the same downtown, the same town hall, and often the same block. Flip the filter and the opposite happens.

Since the town runs under one name and one ZIP code but two county recording systems, the cleanest way to see the full inventory is to search by the town or ZIP directly and skip the county filter altogether. Otherwise you're only seeing half the market without realizing it.

What the Current Numbers Actually Say

Over the three months ending in June 2026, homes in Mount Airy sold at a median price of $560,000, up 21.7% from the same period a year earlier. On its own, that reads as a market still running hot.

But days on market moved too. Homes averaged about 24 days on market over that same window, up from roughly 8 days on market the year before. A median price climbing more than 20% while the time to sell nearly triples isn't a contradiction. It's a signal that the sharpest edge of bidding-war urgency has eased even as prices keep rising on the deals that do close. For a buyer, that gap is where some room to negotiate actually lives, particularly on anything that's already sat past that 24-day mark.

Before You Write an Offer

A few things worth confirming before you get attached to a specific address in Mount Airy:

  • Which county the parcel is actually recorded in, not just the mailing city on the listing
  • The current year's real tax bill, pulled directly rather than estimated from a county average
  • The school assignment, checked against the county's own boundary map for that address
  • Whether county-specific closing costs, like recordation or transfer taxes, apply differently to this side of the line
  • Where the property falls in Maryland's three-year reassessment cycle, since Frederick and Carroll counties don't necessarily reassess on the same schedule

None of this changes whether Mount Airy is a good fit. It just means the paperwork behind a single town name is more layered than the price tag suggests.

A Few Questions Worth Asking

Why did Mount Airy's town tax rate jump recently? The Town Council raised the municipal real property tax rate 18% for fiscal year 2025 to help fund a new police station on Center Street. That rate held flat going into fiscal year 2026, according to the town's own financial statements.

How do I find out which side of Main Street a specific listing sits on? Check the address against the county boundary map directly. The line is drawn parcel by parcel, not by which mailing city appears in the listing.

Does the median price I see for Mount Airy reflect one county or both? It's blended across the whole town regardless of which county a home sits in, so the headline number doesn't tell you which side is actually driving it.

Mount Airy rewards buyers who ask a few extra questions before they get attached to a house.
